Title 160 Burwood Road, Concord - Bushells Factory Site
Summary Amend the Canada Bay LEP 2013 to:
* rezone the site from IN1 General Industrial to Part B1 Neighbourhood Centre, part R3 Medium Density Residential, part RE1 Public Recreation
* Increase the maximum height of buildings from 12m to a range of up to 21m;
* Increase the maximum FSR across the whole of the site from 1:1 to 1.25:1
* apply a foreshore building line to land zoned RE1;
* provide for a minimum 10,000sqm for non-residential uses (including 3,000sqm for light industrial uses)
* Allow "commercial premises" as an additional permitted use on the site proposed to be zoned R3
* List the Former Bushells Factory Building as an Local Heritage item
