The planning proposal seeks to alter the development controls for two allotments located at 26 Mercedes Road, Ingleburn and 39 Lagonda Drive, Ingleburn (the two sites), by amending the Campbelltown Local Environmental Plan (LEP) 2015 as follows:
• rezoning the two sites from Environmental Living to R2 Low Density Residential;
• decreasing the minimum lot size for the two sites from 2ha to 500sqm;
• decreasing the minimum lot size for dual occupancy development for the two sites from 2ha to 700sqm; and
• removing the lot average of 1ha from the two sites.
It is noted that the proposal would not alter the current maximum building height of 9m or apply a floor space ratio (FSR) across the two sites.
The proposal would rezone the two sites to R2 Low Density Residential which aligns with the surrounding land and the adjacent Caledonia Precinct (Bensley, Mercedes and Oxford Roads, Ingleburn) which was rezoned (PP_2016_CAMPB_003_02) in February 2019. It is noted that the two sites from part of an extended urban area and the future development potential would be isolated if the two sites are not rezoned.
