The proposal seeks to make the following amendments to the Parramatta Local Environmental Plan (2011):
- Rezone the site from IN1 General Industrial to R2 Low Density Residential;
- Reduce the maximum height of buildings from 12m to 9m (2 storeys);
- Reduce the floor space ratio from 1:1 to 0.5:1; and
- Amend Schedule 1 Additional Permitted Uses within PLEP 2011 to permit café/restaurant, shops and office premises on 59 Kirby Street (Lot 20 DP 855339) only.
This scheme would have resulted in approximately 208 new dwellings and 102 jobs across the site, comprised of a mix of retail and commercial uses, a child care centre and recreation floor space.
